Maintenance Technician

The Maintenance Technician (“MT”) will have responsibilities for the maintenance and repair of an apartment development(s) which may consist of multiple buildings or a single structure. The MT will ensure their assigned apartment development(s) is maintained to company and industry standards of excellence. The MT will work with commitment to maintain a clean, well-maintained property and the mechanical systems which are a part of the development(s). The MT will be available for emergency calls and responsive to safety matters. The MT will provide the follow excellent customer service to resident’s thus encouraging long-term retention.

  • Effectively manage the unit make-ready program to company standards which is 5 business days
  • Work collaboratively with the Lead Maintenance Tech, Property Managers and the Director of Property Management to successfully complete apartment unit inspections for both move-ins and move-outs, to include preparing estimates of damages
  • Follow the company Risk Management directives to maintain a safe property environment
  • Make repairs and perform proper Preventative Maintenance to company, industry and building codes standards
  • Seek support from the Lead Maintenance Tech or Director of Property Management before proceeding with unfamiliar measures such as contacting vendors or contractors for non-routine repairs or replacements
  • Remove snow from sidewalks, entry areas and portions of parking lots with company approved materials and following company procedures which includes maintaining a professional snow log
  • Ensure all preventative maintenance processes are completed following the proper manufacturer guidance and warranty standards
  • Maintain common areas in a professional manner and inspect the property and its grounds daily, solving for problems
  • Proactively manage to avoid surprises by maintaining the property to “inspection level” every day
  • Provide meaningful input to the capital planning process, budget process and examine expenditures for cost savings and efficiencies – share best practices with colleagues
  • Work orders, preventive maintenance and apartment turnovers are to be completed within company policy and appropriate timeframes while showing great customer service
  • Deliver customer service, professionalism, safe work practices, effective property inspections, and follow all Fair Housing and Risk Management initiatives
  • Ensure property is prepared to excel at all property inspections, including Agency and REAC without the need for surges in staffing or spending
  • Serve as a role model, mentor, coach and trusted resource to field staff and residents
  • Complete Unit by Units inspections along with Property Managers bi-annually
  • Assist with the Supportive Services program so that it is successful

We do offer Full and Part time hours in an effort to provide you with a flexible schedule if needed (3 Fridays and or Saturdays required monthly).

We also offer 40 hours of accrued paid sick time as well as contributions into to BCBS or any other healthcare plans that you may have independently for full time employees, an employee discount on all products, our paydays are bi-weekly on a W2 basis. Our Expeditor will act as a liaison between the Front of House, the Back of House, and Sushi Chefs to provide guests with efficient and thoughtfully timed service. Essential Duties & Responsibilities

  • Comply with Crew and Department of Health established sanitation standards, personal hygiene, and health standards; observe proper food preparation and handling techniques and safety protocols
  • Comply with Crew safety plan and standards as set forth in training materials
  • Ensure that all kitchen and oyster orders are prepared and delivered in a timely manner, according to menu and customer specifications, consistently following protocol for ticket handling and communication
  • Finalize the presentation of each plate and test food temperatures as per Crew training
  • Keep work area neat and clean at all times to ensure DOH standards are met
  • Liaise between Front of House and Back of House team members
  • Maintain knowledge and understanding of every item on the menu and answer guest questions with clarity and confidence, providing recommendations upon request
  • Report to work in a neat and clean uniform; maintain well-groomed hair and personal hygiene as established by company policy
  • Set up and breakdown station to specification; perform cleaning tasks at the conclusion of each service and prepare for the following service

Qualifications and Skills

Description of Duties

  • Assist with truck delivery scheduling of incoming material.
  • Prepare paperwork, organize product, and assist in scheduling outgoing shipments, under the direction of the Warehouse Supervisor.
  • Deliver, when needed, products to subcontractors, State Set-Aside accounts, and other customers.
  • Assist with the verification of documentation and product counts of incoming and outgoing packing slips and invoices and provide copies to designated staff.
  • Maintain an organized, orderly warehouse, storing raw materials and finished products.
  • Maintain an orderly and safe work environment in accordance with standards that govern the program.
  • Assist the Warehouse Supervisor with promoting a smooth flow of work, machine operations, completing record keeping, and taking a physical inventory count.
  • Assist with providing inventory counts on in-house products as well as counts of customer product, as requested.
  • Maintain regular communication with the supervisor regarding warehousing, shipping, and receiving, customer complaints, equipment problems and other pertinent information.
  • Attend staff meetings and training courses as required.
  • Assist in providing skill training in warehousing and shipping and receiving as assigned.
  • Recognize and uphold quality control standards and report related concerns to supervisor.
  • Maintain equipment in good repair and recognize, repair, or assist in scheduling repairs for machine malfunctions, when appropriate.
  • To organize products, and complete necessary paperwork and computer entries to ship products out by UPS or other carriers.
  • Complete other related duties as assigned or required.
